5 Tips for Home Sellers in Today’s Market

If you’re planning to sell your home, you probably have a long to-do list and a lot of questions. While this may not be a comprehensive approach to preparing your home for sale, we’ve created a list of tips along with a simple checklist you can follow to get ready for this huge step.  This includes knowing how much is my home worth

Step 1:

Choose the right realtor. It’s really important to find someone who can handle the very important task of selling your home. The good news is that you don’t need to look any further. One of our many amazing Gary Lanham Group agents is more than happy to help you get the best offer on your home. All of our Gary Lanham Group agents have great reputations and meet very high standards in:

  • Honesty
  • Knowledge of your neighborhood/city
  • Understanding of appropriate and competitive pricing
  • Professionalism
  • Availability and approachability

Step 2:

Prepare the interior of your home. Not only will this impress your buyers, but it will also help you prepare for your big move! Buyers are looking to picture their lives in your home, including fitting all their furniture and keeping a clean space. Make sure your space is as clean, tidy, and open as it can be. Follow these easy steps to make your home look shiny and new:

  • De-clutter: go through and donate all the items you no longer use or at least organize your clutter into near storage bins
  • Make minor repairs, including replacing kitchen/bathroom hardware and updating curtains
  • Get a thorough, professional cleaning to make sure your home is in the best shape possible
  • Freshen paint wherever you can, including walls, ceilings, and molding
  • Update as many fixtures as you can, including lighting and ceiling fans
  • If you’re willing, update your appliances, including your dishwasher and washing machine

Step 3:

Schedule Pre-Listing Home Inspections. You may know the story behind every stain on the carpet and every spot on the wall, but you may not know what’s happening behind the scenes and inside the pipes. Pre-listing home inspections will give you the most effective and up-to-date information about your home, down to the nitty gritty details. Be sure to include:

  • Camera inspection of all plumbing
  • Professional inspection of all electrical panels
  • Termite inspection

Step 4:

Ramp up your home’s curb appeal. It may seem trivial, but the details matter to home-buyers. Think of what first attracted you to your home and what made you hesitate to move forward with the purchase. Have you always hated the ugly color of your front door or garage door? Do you need a few more plants to make the entrance look grand? Is your mailbox dented and rusty? Small adjustments to your home’s exterior can really draw people in and allow potential buyers to picture your home as their new home sweet home. Areas to focus on:

  • Front door
  • Driveway, including the garage door and paving
  • Front lawn, including the mailbox, lawn care, landscaping
  • General cleanliness, including your cars, children’s toys, and any excessive dirt/markings

Step 5:

Disclose all of your home’s defects. Honesty is the best policy when it comes to selling your home and most buyers will respect and appreciate it. In order to avoid a lawsuit, it’s important to include any and all information related to defects, including:

  • Roof damage
  • Foundation issues
  • Termites, other pests
  • Lead paint
