Hi neighbors! Welcome to January 2016 Oakland Park housing market update. Realtor Scott Ryan reviews the most current sales and statistics for Oakland Park, Florida.
Housing inventory is currently up in Oakland Park West. There are currently 21 active listings for sale. Normally the average is 16-19. This higher list volume can increase the days on market because buyers have a bigger selection to look through. In this case, we do see an increase in Days on Market (DOM) averaging 38 days now, as opposed to 14 DOM back in November. 10 Pending listings. 8 Closed sales in the last 30 days. Current sales have been getting 97% of asking price.
Want to list but are afraid of a long process? Do not despair! You can still have a quick listing and sale. You MUST hit the right list price immediately when you first list. You hurt your sale when you try to "test the market" or if you list too high "just to see." The first two weeks that you list your property are when you have the highest views online and the highest amount of requests to see your property. If you overprice, your buyer may have walked through your property and moved on to buy the next door neighbor that is priced correctly. By the time you lower your price, they have bought something else. You now also have a listing that has been sitting around while others sold. My buyers typically ask me "it's been on the market for awhile, whats wrong with it?" Well, nothing is wrong with your house. You created that impression by listing too high and then having to wait and then reduce the price. See how this hurts you? Now you look to be in a position of weakness. Buyers say "well, they have been on the market for a while and no one bought it...so maybe they will take a low offer." Now you could be presented an offer that is way lower than what you may have been offered if you listed correctly to begin with.
Second, you need KEY marketing. Part of my key marketing is video. I use VIDEO of every listing I have. Online buyers today will flip past a property, even if there are a slew of pictures, to find the listing that has a video. I can get more people to see your property than the average listing agent because I put together a great video package to show off your home, your yard and your neighborhood.
My last listing in Oakland Park sold in two days, fetching 17 cash offers and closing at ABOVE asking price!
